Do you know what’s going on in your home when you’re away at work? Do you have a reliable home security system that can relieve you of your worries and concerns when someone is breaking into your home when you’re away? If you already have a home security system in place, how reliable and steadfast is it? Has anyone ever broken into your home even with your current home security system in place? Do you know that you can now install a home security system that utilizes the Internet so that the home security system can actually alert you of unusual activities at home?

That’s how far the home security system technology has advanced. If you’re still having one of those old home security systems that blares a siren whenever there’s an intruder, then you’re not doing the best you can to protect your home. How many times have you heard one of those sirens cut through the silence of the night and ignored it because the siren is turned off about a minute later? Intruders who break into homes know how to turn off the old types of home security systems and they can usually break through any of those home security systems easily.

With the advancement of technology, home security systems have developed into more than just an electronic alarm system that detects opened windows or doors. Conventional home security systems have sensors built into the home security units that detect interruption in the flow of electricity. Whenever the home security system detects the interruptions, it will either let out a deafening siren or activate strobe lights to attract attention.

But have you ever thought about this – what if others choose to ignore the sirens and lights?

What you really need is a home security system that will silently alert guards and you of the activities in the home. Combining the advancement of the technology used to create and develop home security systems together with the Internet, the home security system will silently send signals of the intrusion to a call center run by the home security company. It will also send a message to your cell phone or make a call using your telephone line to you to alert you of a possible break in. With the home security system’s silent method of alerting various parties, the intruder is not alerted but YOU are. Therefore, it will give the police and the relevant authorities enough time to act and catch the intruders in action.

In fact, the latest home security systems in the market today allow you to activate and deactivate your home security system via the Internet or through your phone. This is what I call a TOTAL convenience to home security systems.

It’s the moment you’ve been waiting for ever since you decide to sell your home. The price is right, the marketing is going well, and you watch with enthusiasm as the response started coming: the home buyers are coming! It’s now time to take your marketing to the next level: house showings. How are you preparing for it? You’ve inspected, checked and cleaned your house thoroughly. You made sure everything’s in place, or if they’re not, in the most ideal place to be shown. Showings are, after all, the chance to impress the home buyers by flaunting everything your house has.

Now relax. Showing your house to home buyers is especially easy when you’re trying to sell your own house by yourself. This is a good opportunity to get personal – homebuyers would want to see more than just the house they saw in the advertisement picture. As you move throughout the house, pay special attention to objects that created some memories during your stay. Things like “My father does this beautiful carving when he was 18” will add some personal note to your home. And while you’re on the business of using your family, don’t hesitate to let your family members take part. Assign jobs for them in advance for emergencies or short-notice showings.

You want the home buyer’s full attention on your house. But at the same time you want some elements on your house to be insignificant enough to provide a comfortable environment. Make sure the house is well aired and lighted by opening windows (during possible weathers) and positioning all the coverings to show maximum sunlight. A dark house, especially when it’s a big house, will create the effect of gloom and depression; not exactly the kind of house you’d buy.

During those times when you’re forced to keep all your windows shut, make sure the air inside your house is in good, clean condition. Be sure to wipe out any pet / bathroom odors or smoke. In house showings, the air should do what it needs to do – allows human to breathe – and do nothing more.

Last of all, if an agent is showing your house to home buyers, try as hard as you can not to be at home. Homebuyers tend to feel like intruders when they’re checking details of a house with its owners watching.

You want to make sure the house you’ve lived in moves to the best buyer possible – and you want to make sure they’re willing to pay what it’s worth. Do you really think you can do this? A lot of people managed to sell their own home quickly. Here are some tips that might help:

· Make sure you have every legal issues covered before you even think about handing your house over. Does your state law require you to give property disclosures to potential buyers? It’s always a good idea to invest in a good attorney to help you.

· An attorney also come in handy for helping you make the contract form. Selling your own home requires a contract that would both protect you and the buyer – think about the buyer deposit and the local estate laws.

· A useful but normally disregarded tip in selling your own home is make sure you pick out the best picture to put in the advertisements. Like humans, not all houses are “photogenic”, so pick out the best angle that still represents what your house has to offer.

· Something the agents have and you don’t is experience, especially in observing buyers. The large amount of potential buyers coming to your house should not convince you that everyone can finance for a house. If you’re selling a house on your own, more buyers will come in hope of a more flexible negotiation – check them all. Ask if they’re able to buy your house immediately, or do they need to sell their own house first.

· Cleaning and preparing your house for home showings is only a part of your effort. Some potential buyers love to do drive-bys, and rely on that first impression. Make sure your lawn and the front part of your house is well maintained. If your curb appeal is low, clients are reluctant to see what’s inside.

These tips on selling your own home came from people who managed to sell their house successfully. There’s a lot to consider before you take every next step, so take your time.

If you’re looking for a good home improvement loan rate, you might have to take your time and shop around a little bit.

The home improvement loan rate that you get can depend on several factors… your credit history, the amount of the loan you’re requesting, national interest rates, and even the equity of your house or real estate.

Taking the time to shop around, though, can pay off in the long run by getting you the best deal on a home improvement loan rate that you can get.

So what is a home improvement loan?

If you’re wanting to make repairs, expansions, or improvements to your house or real estate, then you’re going to be looking for a home improvement loan.

These loans use the equity in your home as collateral for the loan, with various interest rates and fees depending upon the factors mentioned above.

The home improvement loan rate that you pay might be high or low, but to find the lowest rate you should take the time to shop around at several lenders before deciding on one over the others.

Where should I go to shop for a loan?

There are several places that you can check while trying to get the best home improvement loan rate possible.

Banks and finance companies are often good places to start, and an internet search can often yield additional possibilities with only a few clicks.

Don’t commit to any particular lender until you’ve gotten at least four or five separate quotes, or you might not get the best home improvement loan rate that you’re eligible for.

I have several quotes… now what?

Once you’ve gotten several quotes for a home improvement loan rate, take a little time to compare the interest rates and the terms of each loan offer.

What you’re looking for is the offer that has the lowest rate with the best terms… after all, it doesn’t do you a lot of good to find a low home improvement loan rate if you’re expected to pay high fees or repay the loan in less time than you could realistically get the money.

Find the offer that has the most flexible terms, along with low interest and low fees, and that’s the loan that you’re going to want to apply for.

Repaying the loan

Once you’ve obtained your loan and begun your repairs or improvements, make sure that you budget the loan payments into your finances.

Any money that’s left over after you’ve paid for the improvements should be put toward the loan payment, to make getting rid of the debt that much easier… and to help make sure that your credit doesn’t need improvement down the road.

Even the most frugal person I know will occasionally splurge on an item that will help her keep more organized.

Here are some of my favorite organizational tools for the home.

1) Lazy Susan

Thanks to the soul who invented this little item! They’re cheap, and help keep spices, bottles, and condiments neatly arranged and at your fingertips. Use them in the pantry, in cabinets, on the kitchen table – they’re absolutely life savers when it comes to staying organized.

2) Plastic Basket for Lids

Plastic containers – a double edged sword! One the one hand they keep me organized and save tons of time in the kitchen, especially. But searching through ten thousand lids that don’t fit can drive a person nutty. I use a plastic basket for all my lids so they’re in one spot when I go looking.

3) A Triple Swing-out Towel Holder

Put these under your kitchen and bathroom sinks to save space and keep your sink area uncluttered. Use it to hold towels, cleaning rags, trash bags, etc.

4) Place a few strong adhesive hooks in the laundry room – these can be used for hanging coats, clothes, etc. Hooks are great to hang up mops, brooms and other cleaning supplies, too.

5) Plastic Baggies with Zipper Locks

How did our ancestors survive without them? Baggies are perfect to store small toys, puzzle pieces, and any little items that go together in one spot. The two-gallon sized ones are my favorite.

6) A Labeler

These don’t have to be expensive to work. And having containers and shelf spaces labeled is a great way to help children keep their items organized, as well as yourself. Do yourself a favor – use a labeler for a week, and you’ll wonder hoe you ever lived without one.

7) A Compartment Tray for Your Junk Drawer

Occasionally, I actually open my junk drawer to search for something! Having miscellaneous items in little compartments of the tray will save you time and frustration when you go searching.

  A TV Remote Holder

How much time have you wasted looking for this little item? Make or purchase a holder for your remote, or put velcro on the back and stick it someplace near the couch.

9) Laundry Sorting Bin

Less than ten bucks, these bins help keep your dirty laundry organized, so that when you’re ready to wash the whites, they’re all in the same spot. No more digging through a giant hamper to find the right clothes! This makes laundry time so much simpler!

10) Two-tiered Spice Racks

These cabinet organizers save time and hassle in the kitchen. How many times have you searched for the oregano – behind the cinnamon, no – the nutmeg…Wait -where was the nutmeg? You get the idea.

Gardening is a hobby that brings joy, entertainment, and a
better quality of life. It is a creative activity, the
result of which is a more aesthetically appealing home.

Thoughtful planning of a garden starts with the type of
garden you would like to have. Deciding on a type of garden
is essential defore choosing which design elements to
include. Will your garden be just a place to plant a bunch
of flowers, which will blossom only during the growing
season? Or would you rather have a thoughtfully-chosen herb
garden? Or maybe just a vegetable plot?

Another issue to consider is the climate in your location.
It can be surprising how little we know about the facts,
figures and statistics of the weather where we live. You may
want to consult an online map to get statistical data
regarding climate elements like rainfall per month or
average temperatures.

The next step, after having decided about the type of garden
and after investigating the local climate, is to figure out
the plants that you would like to grow in your garden. Think
of plants that are suitable for the duration of the growing
season in your location and that will survive the changes in
temperature, typical for your location.

The thoughtful planning of a garden involves one more factor
to consider – how much shade is necessary for each of the
plants. You need to make sure that there is enough light all
over the places you plan to plant your garden.

When you have finished with planning in theory, it is time
to start planning the plots in your garden. Again, think for
a good plan – one that brings joy, is easy to keep to, and
at the same time efficiently uses the available space.

Think about where to place plants that require a lot of
sunlight. The best place for such plants is away from
buildings and taller trees because these block the light at
daytime.

Deciding which plants to grow near the house, and which
should be in the open also requires some thought. If you
prefer the sunshine streaming through your windows, then you
are best not to have bulky trees or bushes near the house,
where they will block the sunlight.

If you have decided that you will be growing herbs and
vegetables, the best place for them is near the house. When
they are near the house, it is more likely that you will be
using them for cooking. Besides convenience, you should also
think about the location of vegetables as far as their needs
for sunlight are concerned. This is especially true if yours
is mainly a vegetable garden.

Last, but not least, take into account your personal
preferences, when designing a garden. If there are
particular extras you would like to have, for instance
winding pathways or gazebos, include them in the initial
design of the garden. Your outdoor garden is constrained
only by the limits of your creativity and the growing season
in your location.

You’re lying on the couch in your living room, in one of your husband’s old t-shirts and a pair of baggie sweatpants, watching last night’s taped episode of Desperate Housewives, when suddenly – the phone rings. You don’t recognize the number on caller ID and you make the mistake of answering it. It’s your long lost best friend from the sixth grade. She’s in town and she just happens to be in your neighborhood. She’ll be over in 10 minutes, and your house is a MESS.

So, how do you clean up for unexpected guests in 10 minutes or less?!

1. Stay calm!

2. Do a clean sweep. Grab a trash bag or laundry basket and gather up everything that is lying around that shouldn’t be, and throw it into the bag. Hide the bag.

3. Plump up pillows on couches and chairs in living room, fold blankets. Give each cushion a swat for crumbs.

4. Stack mail, newspapers and magazines in a nice, neat pile. Stick the pile in a corner or on a kitchen chair.

5. Give the bathroom a speedy sprucing up! Wipe out the sink, wipe off the toilet seat and quickly swish the bowl. Then, close the shower curtain, and throw odds and ends in cabinets or drawers. Spray some air freshener so the bathroom will smell clean – even if it’s far from it.

6. Rinse off any dishes in the sink and stack them neatly or toss them in the dishwasher. Wipe off the table and counter tops.

7. Take a peek inside the fridge – what beverages and snacks do you have that you can offer your guests?

8. Close the doors to all rooms that you don’t want on display.

9. Light a yummy scented candle in the kitchen – like Cinnamon Buns or Chocolate Cake. Lighting a few scented candles will uplift the mood of your home and make guests feel welcome. Throw some fruit in a bowl and place it in the center of your table. Fresh flowers also do wonders, if you have them on hand.

10. Take a deep breath. Give yourself a squirt of perfume and you’re all set! You may even have enough time to get changed into something a little more presentable.

Cleaning up for unexpected guests does not have to be a mad rush, if you stay caught up on your housework as a rule. A friend of mine gave me some really good advice right after my husband and I got married, she said “The best way to keep a clean house is to entertain in your home at least once a month.” There’s nothing like having company coming to get cleaning!

When we decide to spruce up our house, one of the first things that come to mind is a curtain. There are many types of curtains on the market. Lots of fabrics, colors, designs and styles to chose from. But sometimes, regardless of the vast variety available, we simply can’t find what we’re looking for, and often times when we do, we can’t afford it.
The truth is, you don’t need anyone to do it for you; you are as capable as it takes, to do it yourself! Let’s see how we can become designers of our own space using basic tailoring techniques.

Let’s start by the most prominent, the material. The fabric. Choose a fabric that you like. Avoid quilted fabrics as they can stretch or shrink over time. Fibers like cotton and linen and especially those with polyester and micro fibers, hold up better than others. Also avoid silk or silk blends, because they tend to rot and fade very quickly. Make sure you buy enough fabric; you don’t want your curtains to look poor. Double height of the window and three times width, should be fine.

In this article, we will examine the three simplest sewing and hanging techniques for curtains.

For curtains with rings, you need to stitch an approximately 3-inch hem at the edge of the curtain panels that are going to be hung. Now, sew each ring to each curtain panel leaving small distances between the rings so that the curtain is pulled easily. You can also use clip-on rings that don’t need to be stitched and are easier to apply.

For tied tab curtains you will need to create the hangers. Simply stitch horizontal buttonholes at the top of the curtain panel. Now you can make the hangers using the same fabric as the curtains, or another but suitable fabric for a little diversity. Make threads and place through the buttonholes.

No Sew Curtains are also a smart and easy way to make curtains and decorate a window. In this case the fabric should be 3 inches more than double the height of the window and 2 inches more than the width of the window. Pull the fabric through the rod and fold evenly. Now stitch the two ends of the fabric at the bottom and at the sides together. When the curtain is ready, place a single fabric band in the center of the curtain or use two purchased tiebacks evenly spaced along the width of your window. Then adjust folds of fabric panel as desired.

Gather your supplies, fabric, scissors, screws, rings or ribbon, and use your imagination. In less than an hour you will manage to decorate that empty window effectively and inexpensively. But the most important thing is that you will have your own personal work to show off in your house.

Want to buy a home? Consider the following before taking the big plunge!

1. Are You Ready to buy a home?

You need to get your financial house in order. The first thing to determine is how much you can afford with the added expenses you may incur after purchasing a new home.

List your current monthly budget and the anticipated monthly budget you will have once you move into your home. Compare the totals and determine how much more a month you will need to live in your new home. Try living “as if you own” for 6 months, once you determine if you can live the new lifestyle, then you are ready to buy!

2. How Does Your Credit look and what is a FICO score?

A FICO score is a credit score developed by Fair Isaac & Co. Credit that gives everyone with any kind a credit a scoring method that determines if a credit user is more trustworthy in repaying their bills. It takes into account timely payments, current balances on credit cards, length of credit history, residence and other factors to see if you are a high or low risk.

There are numerous resources available online that allow you to run your credit report from the three major credit reporting companies. Equifax, TransUnion and Experian. Credit scores will help a lender determine what types of loans you will qualify for and the rate of interest you will be charged. Run a report and see how you rate!

3. Do I need a down payment?

You have stories about 100% financing and “no down payment” loans. These sound great in theory, but the truth is you will pay much more in interest and for the total amount of the house. Obviously, the larger the down payment, the less your monthly payments and interest will be. Saving for a down payment could be as easy as anticipating how much extra you will pay to live in your new home, put it in savings and let it grow. When you move into your new home, you will be in the habit of making the larger payments and know that you can live sufficiently within those limits.

4. What type of house should you by?

Knowing your situational needs for space and the features that appeal to the entire family, should help you make a list of your priorities. Decided how many rooms you need, your favorite architectural style, distance to schools, shopping, hospitals, recreation and other important locations to suit your family’s lifestyle. Prioritize your list into minimum requirements and luxury “wish I had…”. Have this list with you when visiting a real estate agent or just looking on your own. It will help you keep a focus on what is important and necessary in your new abode.

5. Be prepared for the hunt.

After you know where you stand and know what you then boils down to finding that dream home in the perfect location. Patience is a virtue and this is the time to exercise that trait. It can be frustrating to find that the house you want exceeds your budget, or is located in an undesirable neighborhood. Be prepared to look, ask questions and go the extra mile, but always make sure your needs list is met.

Learning details about the buying process will help make this step of home buying simple and will get you into the home that fits your needs.
